PROPERTY TAX AUCTIONS

Bidders are strongly urged to research all properties prior to purchase.  Indiana County Tax Claim Bureau does not certify title, and the purchaser assumes all risk of title.

UPSET SALE – Usually held the 3rd Monday of September, this sale is also known as “Buyer Beware Sale” since the purchaser assumes all taxes, liens judgments, and mortgages.  This sale is advertised once prior to the auction in the Indiana Gazette and Indiana Law Journal.  Copies of list are available for $5.00.  Auction conducted by Charlie Stewart, Auctioneer.

JUDICIAL SALE – Usually held the 1st Monday of May, this sale is also known as the “Free & Clear Sale” since the purchaser is not held liable for any taxes, liens judgments, and mortgages in accordance with the Pennsylvania Real Estate Tax Sale Law.  Federal and State taxes are not divested.  This sale is advertised once prior to the auction in the Indiana Gazette and Indiana Law Journal.  Copies of list are available for $5.00.  Auction conducted by Charlie Stewart, Auctioneer.

REPOSITORY SALE – Not a public auction, bids are accepted in writing and reviewed by the County Commissioners the fourth Tuesday of the month.  Properties updated after the Judicial Sale each year.  Copies of list are available for $5.00.  Contact the Bureau for submission deadlines.
