Bidders are strongly urged to research all properties prior to purchase. Indiana County Tax Claim Bureau does not certify title and the purchaser assumes all risk of title.

Anyone wishing to bid at an Upset or Judicial Sale must be registered with the Bureau by 4:00 pm Friday prior to the sale. No late registrations will be accepted on the day of the sale. NO REGISTRATIONS WILL BE ACCEPTED VIA EMAIL.

Upset Sale

Always held the 3rd Monday of September, this sale is also known as “Buyer Beware Sale” since the purchaser assumes all taxes, liens, judgments, and mortgages. This sale is advertised once 30-days prior to the auction in the Blairsville Dispatch, Indiana Gazette, and Indiana Law Journal. Copies of list and Bidding Forms are available for $5.00. Auction held at 10:00 a.m. at the Indiana County Courthouse Annex, 827 Water St, Indiana, PA 15701 and conducted by Pete Stewart & Son, Auctioneer.

Judicial Sale

Always held the 1st Monday of May, this sale is also known as the “Free & Clear Sale” since the purchaser is not held liable for any taxes, liens, judgments, and mortgages in accordance with the Pennsylvania Real Estate Tax Sale Law. This sale is advertised once 30-days prior to the auction in the Indiana Gazette. Copies of list and Bidding Forms are available for $5.00. Auction held at 10:00 a.m. at the Indiana County Courthouse Annex, 827 Water St, Indiana PA 15701 and conducted by Pete Stewart & Son, Auctioneer.

Repository Sale

Not a public auction, bids are accepted in writing and reviewed by the County Commissioners the 4th Tuesday of each month. Listing is not advertised but is available in the Tax Claim Bureau. Properties updated after the Judicial Sale each year. Copies of list and Bidding Forms are available for $5.00
